Investment advisory services were provided for an urban land parcel affected by an ongoing zoning plan revision. The site's development potential, regulatory conditions and likely market impacts were assessed, leading to a recommendation to postpone the sale until the planning process was finalised.

Following approval of the revised zoning plan, alternative development and exit scenarios were evaluated. A strategic sale process was then implemented, maximising the property owner's return and capturing the value created by the new planning rights.
